What types of housing are available for for students?
There are many options for students looking for housing, and the first choice to make is on-campus or off-campus.
When you think of on-campus living, there are positives (being close to class, friends, and the dining hall). But these can also be outweighed by potential downers like living in outdated residence halls or sharing a closet-sized bedroom with a roommate who may have a totally different schedule and idea of cleanliness.
When selecting from off-campus housing options, students have a variety of choices, including:
Multifamily apartment communities have many advantages over on-campus housing. Among them are greater space, amenities, and privacy. Drawbacks include splitting utility bills with roommates and being on the hook for 100% of the rent – even your roommates’ portion – if issues arise.
HOUSES NEAR CAMPUS
Renting a house near campus comes with great freedom to host guests and entertain in your space, plus the benefit of not sharing walls with neighbors. Unfortunately, many of these houses near campus are not managed by expert property management firms, meaning maintenance requests may not be handled quickly, correctly, or professionally.

What is the advantage of an individual lease?
An individual lease provides each resident with your own separate lease agreement, with sole responsibility for only your own lease obligations. By signing an individual lease, you and your guarantor avoid the hassle of being responsible if a roommate can’t or doesn’t pay their rent.
How can I connect with roommates?
Everyone is looking for something different in a roommate situation. You and a group may have decided to find an apartment where you can live together. Or, you may be eager to make new friends and meet new roommates. We can happily accommodate both scenarios. Our unique roommate matching service aims to pair students with similar interests using our perceptive matching questionnaire. The goal is always to blend similar lifestyles and preferences and create fulfilling friendships among residents. While preferences are strongly considered, matching is based on availability and preferences cannot be guaranteed. We recommend prioritizing those items that are of greatest concern to you.

How does an installment lease work?
Our lease term is approximately 11.5 months coinciding with the university’s academic calendar, and the total rent for the year is based on that period of occupancy. For your convenience, the total balance of the lease is divided into 12 equal installments due at the first of each month. These installments do not represent a monthly rent amount and are not prorated.
How do lease guarantors work?
All residents are required to have a guarantor for their lease to financially guarantee the lease obligations. The guarantor must meet minimum credit and income requirements and sign the guarantor addendum to the lease. In the event a student cannot provide a qualified guarantor, an additional security deposit will be required.
Do I need renter’s insurance?
Cardinal Group Management requires $100,000 in liability insurance coverage for each resident. While residents are free to select any insurance vendor for the coverage, we have partnered with Multifamily Insurance Partners to offer the required liability insurance coverage to our residents at a very competitive rate. MFIP also offers optional renters insurance to cover residents’ personal possessions. For more information on the coverage available, visit MFIP’s website.
